Perhaps a review is supposed to be a short blurb. Maybe. But, we don’t feel like we can begin to describe our experience with a blurb.
We first met Phillip Booghier in the Spring of 2022 when we located him by searching for well regarded real estate agents with expertise with The Pinery area. Phillip knows The Pinery and its surrounding areas extremely well, and he met with us to learn exactly what we were looking for. Phillip is a gifted listener and knows his craft very well. In fact, he was able to quickly find us a number of homes to take a look at. We actually ended up making an offer, the same day we viewed the home, on the very first house Phillip showed us. We didn’t win the bidding war on that one, but Phillip assured us we would find another one we liked just as much or better.
As it came to pass, Phillip showed us beautiful homes in The Pinery, The Timbers at the Pinery, Pradera, Castle Rock, Franktown and Parker. We often called Phillip after viewing his latest find and asked if we could go see the house the next day. Phillip always made it happen, and Phillip always responded promptly to our texts and calls. We guarantee you will be impressed, as we were, with Phillip’s commitment to your project and the professionalism he displays. Phillip is also a skilled negotiator.
We made several additional offers on homes, and went under contract on two homes. For various, and common reasons, those two deals feel through. Nonetheless, we learned a lot about Phillip from the way he assisted us, and helped us work through the process of buying a house. Your real estate agent needs to be your partner, and you need to be able to work together as a team. Phillip is a wonderful partner and he is very easy to work with.
We are both attorneys, and while we have a deep understanding of the law and legal aspects of a real estate transaction – there is a lot we didn’t know. We were very lucky to have Phillip’s expertise, because we ended wanting to buy a house that Philip discovered had a fully finished, but unpermitted basement. A finished, but unpermitted, basement is a liability. The purchasing homeowner can end up liable for fixing any work which was not done to code, liable for arrears on unassessed taxes owing against the house, and can even lose their mortgage if the lender discovers the unpermitted work after the fact. In short, this was a tremendous concern for us and we were ready to walk away.
Phillip saved the day. Phillip has a team of contractors he works with, and was able to quickly get us bids so that we could asses the risks with real numbers. Once we knew what we were looking at, we discussed our terms with Phillip for reaching a mutually acceptable settlement of this issue with the seller, so that we could close on the house. Phillip did a great job assisting in this negotiation.
Phillip talked to the folks at the County Building Department, and came up with a plan with a contractor. Phillip drew up the plans and even went with us to pull the building permit to put it all on track to become a permitted, finished basement. Phillip continued to work with the contractor and offer guidance well past our close date. Phillip’s expertise as a real estate agent and as a project construction manager has been invaluable. Phillip worked tirelessly for us and he will do the same for you.
