What goes into marketing your home
The Sell page explains how I approach a sale and the order I work in. This page is the inventory: the media, the platforms, the paid exposure, and the tools that every listing I take receives. Most of it costs money and time that many agents choose not to spend. I spend it because a home that is presented properly and put in front of the right buyers sells for more, and I can show you the data behind that claim.
Preparation and presentation
Marketing starts before the camera arrives. I walk the property the way a buyer’s inspector will, then we agree on a preparation plan: what to streamline, what to neutralize, which repairs to make now, and whether professional staging will pay for itself on this particular home. My design and construction background means those recommendations come with cost and return attached, not guesswork. The full process is on the Preparing Your Home for Sale page.
The media suite
Every listing gets a complete set of professional assets, produced to the standard the property deserves:
- Architectural photography by photographers who specialize in homes, shot at the right time of day for the property’s orientation.
- Cinematic video, produced to LIV Sotheby’s International Realty brand standards and distributed through the most-viewed real estate channel on YouTube.
- Aerial and drone footage that shows the setting, the lot, and the surroundings in context.
- 3D virtual tour and interactive floor plan, so a buyer in another state can walk the home before booking a flight.
- Digital floor plan with dimensions, one of the most requested items in any listing.
- Amenity and parcel mapping: interactive maps of what surrounds the home and, for acreage, the boundaries, terrain, water, and improvements.
- A custom property website that holds all of it at a single address, driven by the advertising below.
Where the listing is seen
Zillow Showcase
I am a Zillow Showcase agent. Showcase is a separate listing treatment available only on Zillow, and Zillow reports that fewer than one percent of listings on the site carry it. A Showcase listing gets priority placement in search and map results, an interactive floor plan with room-by-room photo organization, enhanced 3D Home media, dedicated email alerts to buyers whose saved searches match the property, and a design that puts the listing agent’s photo, reviews, and credentials in front of the buyer. Homes.com membership
I am a Homes.com member. Member listings sort to the top of search results on Homes.com with a larger display and photo, are featured on the neighborhood pages for the areas I represent, and carry the listing agent’s name, brokerage, and contact information so the buyer reaches me rather than a random agent who paid for the lead. Homes.com also runs a retargeting campaign for member listings across thousands of other websites and shows the listing to buyers who are searching for a home like it but have not yet seen it on Homes.com.

The Sotheby’s International Realty platform
LIV Sotheby’s International Realty is the Colorado affiliate of a brand with roughly 26,000 agents in about 1,100 offices across 84 countries and territories. For a listing, that platform means pre-negotiated placements in outlets such as The Wall Street Journal, Financial Times, The New York Times, Robb Report, and Mansion Global that are available only to Sotheby’s International Realty listings; syndication to more than 100 international real estate websites; and a feature on sothebysrealty.com, which is translated into 15 languages and receives more than 52 million visits a year. Internally, the brokerage’s agent network gets a preview of the listing before it goes live, and the Sotheby’s auction house relationship puts properties in front of clients who collect at that level.

Targeted digital and social advertising
Paid campaigns on Google, YouTube, Instagram, and Facebook reach two audiences: buyers actively searching for a home like yours, and buyers who fit the profile but are not searching yet. The targeting is built on real-time behavior rather than broad demographics, and the campaigns run automatically from the day the listing goes live. Reach extends well beyond organic exposure and beyond Colorado.
Niche platforms for land, ranch, and equestrian property
Acreage and horse property need a different audience. Those listings go on Land.com, HorseProperties.net, and Farm & Ranch, where the buyers are specifically shopping for what the property is, and they come with the interactive parcel maps that those buyers expect. The launch
A listing attracts the most attention in its first days on the market, so nothing above goes live until it is all ready. The sequence I use: Coming Soon exposure to build interest without burning days on market; the listing goes active on a Thursday; showings run through Friday; the first open house is Saturday, so demand arrives together. For the right property, a broker preview or VIP broker soirée, or a place on a luxury home tour, adds to that. You receive seller reports with real-time performance across the syndicated sites: views, time on the listing, saves, and inquiries, so we can see what the market is telling us and respond.
Behind the listing
Web-based contracts, ShowingTime+ Secure Access for scheduling and automated showing feedback, SentriLock lockboxes so you control who enters and when, and a licensed transaction management team that supports every file from listing through closing. That last one matters more than it sounds: it means my time goes to marketing your home and negotiating for you, not to paperwork.
