The Village at Castle Pines Homes for Sale
The Village at Castle Pines is a gated community of roughly 1,900 homes on 2,800 acres of ponderosa forest in unincorporated Douglas County, on the east side of I-25 between Castle Rock and the Denver Tech Center. It is home to two Jack Nicklaus golf courses, including Castle Pines Golf Club, and its homes sit on large, wooded lots along the ridges above the interstate.

The name, and the other Castle Pines
The community’s proper name is The Village at Castle Pines. You will also see it written as Castle Pines Village or simply CPV, and this page uses those terms only so that people searching for them can find it. It is a separate place from the City of Castle Pines, the incorporated community formerly called Castle Pines North on the west side of the interstate, which has its own page here: Castle Pines North homes for sale. Mailing addresses inside The Village generally read Castle Rock, CO 80108.
The setting
The Village sits between 6,000 and 6,500 feet on the ridges east of I-25, and the ponderosa canopy is the defining feature; the community counts some 235,000 trees on its 2,800 acres. Homes are set on large, wooded lots along winding roads, and the topography means that views, privacy, and sun exposure vary considerably from one street to the next. Thirteen miles of trails, paved and natural, run through the community and its open space.
Access is the other reason people choose it. The Denver Tech Center is about fifteen minutes north on I-25 by the community’s own estimate, downtown Denver and Denver International Airport are each about forty minutes, and Castle Rock is the next exit south.
Golf

Two private Jack Nicklaus courses lie inside the gates. Castle Pines Golf Club is the better known. Jack Vickers found the site in 1969 on a drive up Happy Canyon Road, spent twelve years assembling the land, and engaged Nicklaus to design the course; construction began in 1979 and the club opened in October 1981. It hosted The International on the PGA Tour from 1986 to 2006 and, in August 2024, the BMW Championship, where at 8,130 yards it was the longest course in Tour history. The Country Club at Castle Pines is the community’s second Nicklaus signature course. Membership at either club is separate from home ownership.
Amenities
The Village at Castle Pines Homes Association operates three recreation complexes. The Canyon Club has five tennis courts, four pickleball courts, a basketball court, a sand volleyball court, a playing field, and a pool. The Summit Club has a zero-entry pool with a slide, a picnic shelter, and a playing field. The Fitness Center includes an adult lap pool, an outdoor hot tub, and a yoga studio. Neighborhood parks are spread through the community, and the Village Shops at Happy Canyon Road and I-25 hold restaurants, a jeweler, a veterinary clinic, and day-to-day services just outside the gates.
Full details, hours, and current schedules are on the community’s own site: Village amenities.
Gates, HOA, and emergency services
The community is entered through five staffed gates. The Homes Association employs its own in-house staff, and its Emergency Services department keeps forty full-time officers on call around the clock, with a certified EMT on every shift. Association dues, design review requirements, and any transfer fees are set by the HOA and should be confirmed in the resale documents for a specific property; I review those with every buyer before the inspection period closes.
Schools
The Village is within the Douglas County School District. Assigned schools depend on the address and boundaries are revised periodically, so confirm the current assignment for any home you are considering directly with the district.

How I work in The Village at Castle Pines
Homes here are larger and more individual than almost anywhere else in Douglas County, which means the standard inspection and appraisal process leaves gaps. I came to real estate after more than 25 years running businesses that included design, construction, and renovation, and I use that background on every Village property: the real condition of an original roof, what it costs to bring an older custom home to a current standard, how a sloped lot handles water, and what the HOA’s design review will and will not allow. For sellers, the job is preparing the property properly, pricing it against the current comparable set inside the gates rather than the broader zip code, and marketing it to the standard the property deserves.
